"Based on alpinevillage2.wholetech.com, land.wholetech.com, alpinevillage.com, anilpattni.wholetech.com — add content to the top of land.wholetech.com on why getting the 183 Clover Road property makes the most sense even though the asking price is unrealistically high. The owner would likely take a much lower price since she paid $60,000 for it. So combine all these concept websites into one website at land.wholetech.com that makes the case it is right next door to my home and rental complex at 180 Ladybug Lane, it has frontage on Cedar Creek, it has water from a neighborhood well but a well could be developed there, an aerobic septic would be required as there is only a composting toilet there now. A decision has to be made by Anil Pattni if he wants to engage in this project or wait till later when property in Bastrop County is even higher priced and properties are even more scarce."

Why this parcel, not the bigger ones

  • Adjacency. Directly next door to Paul's 180 Ladybug Ln rental complex. Same Leverence subdivision. Shared eyes, shared ops, single drive.
  • Cedar Creek frontage. The big Hwy 304 and FM 535 parcels don't have it. The kind of amenity that drives rent premiums and anchors a community brand.
  • Owner-basis arbitrage. Paid ~$60K; asking $175K. The 122-DOM stall is the market telling the seller her number is wrong. Window is open now.
  • Working Airbnb cabin on site. Permit history + STR proof + day-one carry income while the larger village is planned.
  • Water + septic are solved problems. Drill a dedicated well + install aerobic OSSF — both known-cost, known-permit in Bastrop County.
  • Size honesty. 1.83 ac is wrong-size for a full 10–20 unit village standalone — but right-size for Phase 1 anchor + STR income, with larger village parcels acquired alongside.
